Are you looking to rent a House, Townhouse, Condo, Basement, or wherever you are looking to rent. I can help!
There are a few things to keep in mind when looking for a rental, and what the landlord is expecting. There is a Rental Application, Credit Score/Report, Letter of Employment (if applicable), proof of income (pay stubs, bank statements, Ontario Works, etc.) They will be expecting you to have a decent credit score, which you can keep track of your credit score at borrowell.com. I have a copy of the Rental Application, which I can guide you with filling it out. The rest of the documents are going to being ones you are going to have to get on your own, from your bank, or from your employer.
Just a quick timeline of the rental process:
1. Rental Application and supporting documents submitted.
2. Landlord lets you know they will work with your application
3. We submit Lease Agreement (2 in total, OREA and Ontario Standard)
4. Lease Agreement is finalized and everything is agreed upon and everything is signed/initialed.
5. Once the Lease Agreement is finished being signed, you will need to pay deposit (first and last months rent) to the listing brokerage.
6. You get everything sorted in terms utilities (perhaps you will need water, hydro, gas to be under you name) and anything else like internet and tv, as well as tenant insurance, have those all set and ready to go for the closing day.
7. You get the keys and you move in!

Rent to own
Have you thought about Rent-To-Own? It's not an option that will work for everybody, but it can work for certain folks. Those folks are those that have a good job with a household income of at least $80,000 and $20,000 down payment but are not able to get approved for a traditional mortgage from the bank. This might be because you have a bruised credit or that you have not lived in Canada long enough to build up that credit.
